Contracting parties

1. Contracting party, if the service is ordered by the Guest, i.e. the Contracting Party.
2.  If a third party (Intermediary) places the service order on behalf of the Guest to the Service Provider, the terms of cooperation are governed by the contract concluded between the Service Provider and the Intermediary. In this case, the Service Provider is not obliged to check whether the third party is lawful
   represents the Guest.

The method and conditions of using the service

1. The service provider can only provide the services if the guest provides their contact information (name, address, phone number) to the service provider before using the service.
2. The Service Provider always sends a written offer to the Guest's verbal or written offer request. If a specific order is not received within 48 hours of sending the offer, the Service Provider's offer will cease to be binding. The Contract is established by the Guest's written confirmation of his/her reservation sent by the Service Provider.
3. The Agreement on the use of accommodation services is for a specific period of time.
4. If the Guest permanently leaves the apartment before the end of the specified period, the Service Provider is entitled to the full consideration for the service stipulated in the Contract. The Service Provider is entitled to resell a room vacated before the expiration date.
5. The prior consent of the Service Provider is required for the extension of the accommodation service initiated by the Guest. In this case, the Service Provider may stipulate the reimbursement of the fee for the already performed service.
6. No one is allowed to stay at the accommodation without notification. A person staying without notification must leave the accommodation within 2 hours.
7. The price offer given in writing by the Service Provider for room booking, or the online booking (booking.com, szallas.hu, Airbnb customer service) - you, as the Accommodation Booker, must confirm this by transferring the deposit. This is 50% of the gross value of the room reservation if not, your reservation may be cancelled.
8. The accommodation fee includes the final cleaning fee, infrared sauna, jacuzzi and garden use.
   The tourist tax is NOT INCLUDED in the accommodation fee!
   The minimum number of nights that can be booked in the apartment house during the high season (06.01-08.20) is 3 nights; out of high season (08.20-06.01) 2 nights.
   

Start and end of accommodation:

1.     Az érkezés előtt 30 nappal kell kiegyenlíteni a hátralévő összeget,  átutalással . Az idegenforgalmi adó mértéke a keszthelyi Önkormányzat rendelkezése alapján 650 Ft/fő/ éj 18 év felett. Megfizetése, a szállásdíjon felül történik, a szállás elfoglalásakor a bejelentő kitöltését követően.

The accommodation can be used from 14:00 on the day of arrival, earlier arrival is possible only after prior consultation. In the event that the Guest does not appear by 22:00 on the agreed day, the Service Provider has the right to withdraw from the contract, unless a later arrival time has been stipulated.

You must leave the accommodation by 11 am on the last day of your stay. In case of later check-out, an extra stay fee must be paid: HUF 5,000/hour, or it is necessary to consult with the host in advance.

Resignation:

The guest can cancel the reservation free of charge up to 31 days before arrival. If the cancellation occurs 30 days before the accommodation is booked or later, the deposit is due or the amount of the total accommodation fee, we are unable to refund.

Obligations and rights of the Guest:

1 . Payment of the agreed accommodation fee: by the deadline specified in the confirmation (30 days before arrival); Payment of 50% in advance when the reservation is made.

2. The tenant bears full financial responsibility for the accessories of the accommodation. PTK. - as contained in

3. XLII of 1999 on the protection of non-smokers. pursuant to the implementation of the law, from January 1, 2012, our accommodation is a non-smoking facility. Accordingly, according to Hungarian legislation, smoking outside the designated smoking area is prohibited in the Apartment House! Smoking is allowed in the designated area. In the case of smoking in the apartments or in the building, we will occasionally charge HUF 50,000 (fifty thousand) compensation.

4. Disruption of the peace (between 10 p.m. and 8 a.m.) is the tenant's own financial responsibility and violation constitutes an immediate termination of the contract. In order to ensure a peaceful rest, excessively loud noise disturbing the neighbors during the day is not allowed. The jacuzzi can be used by persons over the age of 14! The hot tub can be used from 8:00 a.m. to 10:00 p.m. Please follow the house rules!

5. By concluding the accommodation service contract, the Guest acquires the right to use the rented apartment/apartments and other places belonging to them as intended. After logging out, the contractual relationship with the service provider is terminated.

6. The Apartmanház does NOT accept pets!

The service provider's responsibility for compensation:

1. The Service Provider is only responsible for valuables, securities and cash if he expressly accepted the thing for safekeeping, or expressly refused to accept it for safekeeping, or if the damage occurred for a reason for which he is liable according to the general rules. In this case, the Guest bears the burden of proof.

2. Furthermore, the Service Provider is not responsible for damages resulting from improper use.

Obligations of the Service Provider:

Fulfillment of the accommodation and other services ordered on the basis of the contract in accordance with the applicable regulations and services.

Confidentiality: In fulfilling its obligations under the Contract, the Service Provider is obliged to comply with Act CXII.tv of 2011 on the right to self-determination of information and freedom of information. and the provisions of the relevant legislation related to data protection - and if the Contracting Party has brought this to the attention of the Service Provider - to act in accordance with the relevant internal rules of the Contracting Party.

Legal relationship between the parties:

The legal relationship between the Service Provider and the Guest is governed by the provisions of the Hungarian Civil Code. For issues not regulated in these General Terms and Conditions, the Civil Code and Act No. 45/2014 on contracts concluded between absentees. (II.26.) The rules of the government decree and some issues of electronic commercial services, services related to the information society, CVIII of 200. Act and the 1997
annual CLV. the provisions of the law are governing.
